Cornerstone Commercial Mortgage arranged a SBA permanent loan for a local real estate developer to purchase a single story, owner occupied, 3,000 sq.ft. office condo in a new office project. The total cost was $1,169,400 including the full tenant build-out and move in costs. The borrower was able to borrow 89% of the total cost or $1,033,700 loan structured in three separate notes with a blended rate in the 6.75% range fully amortized over 25 years. We were able to assist the borrower in purchasing a new office with a minimum down payment at an attractive rate.
